Those were numbers I did a while back. In reality much fewer clubs seats so reduce that by about £15 mil.

16 boxes, average cost £100,000 pa each = £1.6 mil
1000 Boleyn places cost £2016 each = £2.16 mil
30 places at BM6 lounge, something silly like £30,000 each = £900,000

remainder approx 6800 Club London cost £4000 each = £27 mil.

Total = £31.86 mil.

Then add 46000 seats at an average seat price of say £25 (what it was in 2013/14, though one of the clubs main aims must be to increase this per seat revenue over time): £25.3 mil.

Total = £57.16 mil.

Plus whatever share of non-ticket matchday sales are due to us....

Total = £65 million? Versus £18 million last year.

Add long term potential for increasing kit deal and shirt sponsorship levels to those similar to Spurs now = £26 mil vs £7 mil last year.

Total = approx £91 mil vs £25 mil last year.

We have the 21st highest annual turnover in Europe, and we aren't even a side that plays in European competetions.

Arsenal's revenue rose by 40% in their very first season at the Emirates, so I'd imagine ours should be very similar to that as every aspect of revenue stream should increase. Match day revenue/ Corporate/ sponsorship/ kits deals/ share of naming rights etc.

If we were to increase our turnover by 40% we would be in the top 15 for highest turnovers just behind the Y words, who are a regular qualify for Europe. That's even without European football, which again would increase all streams of revenue if were to become regulars in Europe.

The potential for us in the move is huge, and not just an extra 20m to add to the pot every season, of which would still be a big increase.

Man City, Man Utd, Chelsea, Arsenal, Spurs and Liverpool are all totally on a different level to us when it comes to spending-power because of wealthy investors on their board...

However, when we move to the OS; we should be able to spend as much and - in fact - more than most other clubs in the division because of our higher revenue (at least £20m more - probably greater)...

In theory, this should make us more competitive on the pitch as well as off it...

Again, 6th-8th is very attainable for us and should be the target for us every season...

The top-6 spending clubs are not always going to occupy the top-6 positions and so there should always be a chance of 6th-place which pretty much guarantees European football - even 7th-place can be enough...

Of course, this is all hypothetical but this should be the goal and moving ground - with all the extra money coming-in - should make the challenge more achievable...

I also agree with Johnson that the success of the move will depend on how the club is run. Sticking with Sam and his negative tactics under the illusion of guaranteed safety would be a disaster for footfall. But to borrow Johnson's phase, it's fact that more supporters can pay to watch West Ham in their new stadium, it's fact that commercial revenues will increase, it's fact that our profile will be raised.

As has been proven a strong opinion against the move is impossible to defend.

Again, I believe that this is the minimum and it should be more than us...

What's all this bollocks about comparing us with the top-four?!?!...

We're not Champions League contenders and, unless we get incredibly wealthy new owners, we never will be...

6th-8th-place is highly-attainable for us each season though to try and secure a Europa League spot and an extra income of at least £20m-per-year compared to our rivals (none of which are moving to a bigger ground or have the same size fan-base as us) should put us in a much better position to challenge for a European place...

I discount Spurs as a European-place rival with us as their transfer-budget is enormous - as they have incredibly wealthy investors - and they're on a totally different level to us and the vast majority of other Premiership club when it comes to spending-power...

I'm comparing us with Swansea City, Stoke City, Southampton and the like...

Every pound helps if it spent right but my point which you can't grasp is the difference in revenue isn't going to push us into the top 4 simply because we have a bigger ground and revenue

Anyway I will leave you all to it...........
